How I Determine the Right Listing Price for a Pocono Home

  September 9, 2026 One of the biggest decisions you'll make when selling your home is determining the listing price. I'm Michelle Cappabianca with Weichert Realtors Acclaim in Tannersville, PA , and I don't determine a listing price by simply looking at an online estimate or multiplying your square footage by an average number. Every Pocono property is different. When I prepare a pricing analysis, I look at: Recently sold properties — What did buyers actually pay for similar homes? Current competition — What other homes will buyers compare with yours? Location — Township, community, acreage, amenities, accessibility and surroundings can all matter. Condition — How does your home's condition compare with competing properties?
