Selling As-Is vs. Making Repairs: Which Is Better?

Selling As-Is vs. Making Repairs: Which Is Better?

September 15, 2026

If you're thinking about selling your Pocono home but it needs work, you may be asking:

Should I fix it first or just sell it as-is?

I'm Michelle Cappabianca with Weichert Realtors Acclaim in Tannersville, PA, and my advice is simple:

Don't start spending money until we look at the numbers.

Some repairs can absolutely help a home sell.

But that doesn't mean every improvement will give you your money back.

Before making repairs, I look at:

Cost — What will the improvement actually cost?

Potential return — How much could it realistically affect the property's marketability or value?

Buyer expectations — What condition are competing properties in?

Financing — Could the property's current condition limit certain financing options?

Your goals — Are you trying to maximize price, minimize work, sell quickly or balance all three?

Sometimes cleaning, decluttering, paint, minor repairs and curb appeal are enough to make a noticeable difference.

Other times, larger repairs may make sense.

And in some situations, the better option may be to sell the property in its current condition and let the next owner make the improvements.

There isn't one answer for every homeowner.

That's why I recommend talking with me before renovating.

If your Pocono home needs work, don't assume you can't sell it.

Let's look at your property, discuss your options and determine what makes financial sense.
